Booking Terms and Conditions


1) Booking The signing of the booking form should be deemed to be acceptance of the terms and conditions. The person signing shall warrant that he/she has authority to act on behalf of the persons named on the form. The person signing the form must be over 18 years of age.

2) Deposit/Payment A deposit of $150 or £100 per week is payable at the time of booking and the balance of the total sum payable is due no later than eight weeks prior to arrival date, if the booking is made within eight weeks of arrival the full amount is payable immediately.

3) Security Deposit The owner is required to apply a security deposit, the amount of which is indicated on the booking form, is fully refundable less any costs as a result of telephone call charges, loss or damage to the property, or additional cleaning charges incurred by the owner during the period of the rental. The refund of the deposit will be made as soon as costs (if any) can be ascertained.

4) Cancellations If the client does not pay the balance for the holiday fee at the prescribed time, the owner reserves the right to cancel the booking. In this event or if the client cancels after the deposit has been accepted the deposit shall be forfeited. All cancellations must be made in writing and shall commence when received by the owner.

5) Cancellation Charges Upon receipt of written notification of cancellation the following shall apply : More than 56 days : Holiday deposit only 56-42 days inc: 30% of the cost 41-22 days inc: 50% of the cost 21-0 days inc: 100% of the cost The security deposit will be fully refunded upon cancellation.

6) Price Guarantee The client agrees to pay any currency surcharges due to fluctuations in the rate of exchange of Dollars to Pounds. No surcharges shall apply if the full balance is paid at the same time as the reservation request.

7) Information Pack Documentation The owner cannot be held responsible for obtaining and/or having up to date information. Every effort will be made to notify the customer of any such changes that have been advised to the owner.

8) International Travel Documentation All clients shall be responsible for obtaining and having correct and up to date travel documents. Any cancellations caused by clients incorrect or out of date documentation will be the clients responsibility and the appropriate charge will apply.

9) Force Majeure The owner accepts no responsibility for and shall not be liable in respect of loss, damage, fire, flood, weather conditions, injury, illness or force majure or any event beyond the owners control.

10) Sub-Letting The client shall not sub-let the accommodation or allow without prior consent of the owner any persons not listed on the booking form to reside at the property.

11) Jurisdiction This contract is subject to and shall be construed in accordance with the laws of England and shall be subject to the jurisdiction of the English Courts.
